Can your old concrete get a new surface instead of a new slab?
Self-leveling concrete and overlays give a Wesley Chapel slab a new top layer without tearing it out. An overlay is a thin decorative layer, like a micro-topping or a knockdown texture, that covers stains, wear, fading and minor surface cracks. A self-leveling mix is a pourable layer that turns an uneven indoor floor flat.
Most people who call about this have a floor that looks tired or won't sit flat under new tile, and they're hoping they don't need new concrete. That depends on the slab, and so does the price, because the more cracks, old coating and rough spots it has, the more grinding and surface prep it takes before anything goes down, along with the size of the area and the finish you pick. The schedule turns on that same prep and on how dry the slab is. I'll give you a written estimate that lists the prep and the finish, so you see your own number.
What does a floor that needs resurfacing or leveling look like?
Stains, fading and worn spots
Oil marks, rust, faded color or a dull path worn through the middle of the floor are surface problems, and that's exactly what an overlay covers. Waiting won't hurt the slab much, but stains set deeper and worn areas get rougher, so there's more to grind off before we start.
Hairline cracks across the top
Thin cracks that stay the same width are usually shrinkage in the top of the slab, and we can fill them and cover them. If a crack keeps opening, or one side sits higher than the other, that's movement, and it's worth having me look before it gets wider.
Dips, ridges and low spots
If tile rocks, plank flooring pulls apart or water sits in one spot on an indoor floor, the slab isn't flat, and a self-leveling pour can bring it level for the next floor. Laying new flooring over it anyway usually ends with cracked tile or boards that separate.
How we do self-leveling concrete and overlays
I start at the estimate by looking hard at the slab, and if it's too far gone for an overlay, I'll tell you straight that it needs replacing, because a new top on a failing slab won't hold. I also check the slab for moisture before we pour anything. On the job, our crew cleans the floor, repairs the cracks, grinds the surface so the new layer can grip, and primes it, then pours the self-leveling mix or places the overlay, following what the maker says each product is made for, indoors or out. That prep is most of the labor, and it's what the cheapest quote sometimes skips, which is why some overlays let go early, so compare what prep each quote lists. Satisfaction guaranteed on every job, and for us that starts with the prep.
Some floors need other work first. If there's old epoxy, paint, tile or glue on the slab, concrete floor stripping and removal comes first so the new layer bonds to bare concrete. For a worn deck around the pool, pool deck coatings and resurfacing is the better fit, since that surface takes water and bare feet every day.
Self-leveling underlayment
This suits indoor floors that dip or wave, because the mix flows out flat and gives tile, plank or a coating a level base. It's a base layer, so something else usually goes on top.
Micro-topping
This suits a sound slab that's stained or worn but already flat, because it goes on thin and leaves a smooth, even finish. It's a good pick when you want plain, clean concrete again.
Spray texture or knockdown
This suits patios, walkways and entries, because the textured finish hides small flaws and gives your feet more grip than a smooth top. It's the overlay most people choose when the slab is outside and gets wet.

(813) 471-5856Self-leveling concrete and overlays in Wesley Chapel and nearby cities
Wesley Chapel has no city government, so Pasco County issues every building permit here and enforces the codes. Whether your overlay or leveling job needs a permit is something we'll tell you at the estimate, and if it does, we handle the paperwork with the county or the city office that covers your address. We're based in Wesley Chapel and work across Pasco County and northern Hillsborough County, in the cities listed on this site and others nearby.
Around here most of these calls are garage floors, lanai and patio slabs, and inside rooms where old tile came up and left the slab rough or uneven. We handle them the same way on jobs in Land O' Lakes and Zephyrhills, looking at the slab first and matching the product to whether it's inside or out.

I look over the slab
I check the slab for moisture, cracks and old coatings, then write up an estimate that lists the prep as well as the finish. You see what the prep costs before you decide, so it isn't a surprise later.
Our crew preps and pours
Once you're ready, our installers prep the floor and put down the finish while I stay involved. One self-leveling maker tells installers to close doors and windows and shut off heating and cooling until the floor cures, so plan on that area being closed up with the AC off for a while.
We walk the floor together
Before we pack up, we walk the job with you and look at the finish together. If something isn't right, that's the time to tell us.
Frequently asked questions
Can a cracked or sinking concrete slab be resurfaced with an overlay?
Not if the slab is failing, because resurfacing only works on a structurally sound slab. Deep cracks that are still moving, heaving, sinking, crumbling or a failed base under the slab make it a replacement job, and an overlay over a slab like that fails fast. One self-leveling maker also warns that moving joints or cracks can carry up through the new layer and crack the finished floor, which is why I check cracks closely at the estimate.
Can self-leveling concrete be used on an outdoor slab in Florida?
Not with every product, since one maker's installation guide says its self-leveling underlayments are for interior floors only. If you're planning work on a patio, lanai or walkway, ask which product the contractor plans to use there. Outside slabs usually get a textured overlay instead.
What causes too much moisture in a concrete slab before new flooring goes down?
The cause is often outside the slab, such as poor grading or weak drainage around the house. Gutters, vapor barriers and outside sealants that are missing or badly installed can add to it. The moisture inside the slab has to drop to an acceptable level before a coating or other floor goes on, so we check it first and pour once the slab is dry enough.
How much does a concrete overlay cost in Wesley Chapel?
Your price comes from the written estimate I give you after seeing the slab, because there's no fair figure without knowing what it needs. An overlay is usually the lower-cost choice next to replacing the slab, and the price climbs with the size of the floor, the cracks to repair, any old coating to strip and how much leveling the low spots take. A simple knockdown on a clean patio costs less than a self-leveling pour over a rough, uneven room.
How do I deal with old black floor glue before leveling a floor?
Have it tested for asbestos before anyone removes it, because one maker's guide says all cutback adhesive, the black glue often found under old tile, should be tested first. If the glue has asbestos, that same guide says it stays unsanded. We'll point it out at the estimate if we see it.
What's the difference between a certified and a registered contractor license in Florida?
Under Florida's licensing rules, a certified license allows contractor work anywhere in the state. A registered license allows work only in the cities or counties where the holder has a local certificate of competency, so it's fair to ask any contractor which kind they hold.
